Affordable housing delivery strategy 2023 to 2025
This review provides an update on the outcomes achieved through the implementation of the actions set out in this strategy.
The Affordable Housing Delivery Strategy is a sub-strategy of the Housing Strategy 2024 to 2026. One of the priorities of the Housing Strategy is:
- delivery of new affordable housing by the Council, housing associations and private developers

2025 to 2027 action plan
- Develop at least 60 new affordable homes by March 2027
- Explore opportunities to deliver affordable housing as part of the Kirkby Plan for Neighbourhoods
- Work with the Hucknall Extra Care scheme developer to agree nomination rights
- Explore external funding opportunities to deliver homes that achieve the highest standards of energy efficiency
- Explore opportunities to maximise affordable housing resulting from the East Midlands Mayoral Authority
- Maximise the Homes England grant funding awarded to the Council
- Work with regional and national stakeholders to ensure delivery of s.106 properties
- Review the viability model to maximise our ability to continue delivering new affordable homes
- Prepare for local government reorganisation by identifying risks and opportunities and addressing these
- Identify a cost effective approach to meeting biodiversity net gain requirements
- Ensure all new builds have a stock condition survey completed prior to first letting
- Agree a rent setting policy for new Affordable Rent homes
- Assist in coordinating the sale of Ashfield District Council land (Clegg Hill Drive) to generate a capital receipt for reinvestment in new affordable housing sites.
